This is the update we care about most, because it is the one our buyers ask about most. Nest A22 is well under way, and this is exactly where it stands today.

The story so far

The path to this point has been deliberate. The sales agreement for the villa was signed in May 2025. Through the second half of 2025 we completed the ownership transfer and secured the permits required to build in Al Barari, a community that holds its construction standards high. With the paperwork closed, the site work began.

The first work on site was demolition and strip-out, taking the existing house back to a structure we could build on. That phase is done. Right now we are in structural reinforcement, and for a villa like this one it is the most important stage of all. The photographs in this update were taken on site in June 2026.

Why we are reinforcing the structure

Nest A22 will carry something no other villa in Al Barari carries: a full swimming pool and sun deck on the roof. It also adds spaces the original house was never designed to hold, including a home cinema. All of that is weight. Before anything else can happen, the frame of the house, its columns, beams and slabs, has to be strengthened to carry that extra load safely. That is the work under way now.

This is the quiet engineering behind the headline. A rooftop pool is what makes Nest A22 unique in the community, and it is also why our build includes a step a standard villa does not. We would rather do it properly than quickly.

A pool on the roof is a rare luxury in Al Barari. It is also a serious load, and we are building the structure to carry it.

What happens next

Once the structure is reinforced and signed off, we move to MEP: the mechanical, electrical and plumbing works. That is everything that runs behind the walls and ceilings, the air conditioning, the electrical wiring, the water supply and the drainage, the systems that make the house work day to day. After MEP come the finishes, and then the signature elements: the garden pools below and the rooftop pool above.

Our current estimate for delivery is January 2027, in line with the timeline shared with buyers from the start.

These photographs are from our most recent site visit, where I walked the villa with the CEO of Solaria, checking the works floor by floor with the contractor and our engineering consultant. Seeing it in person, at this scale, is the best reassurance we can give. Our next full update will follow in September, once the structural reinforcement is complete and we move into MEP.
