A five-bedroom Solaria residence rising in Al Barari, Dubai's greenest address. Garden pools below, a private pool and sun deck on the roof, and over 1,000 m² of living space across three levels.
The difference
Al Barari is home to roughly 217 villas. Every one has a garden pool. None has a pool on the roof, until Nest A22. We lifted a second pool and a full sun deck to the rooftop, where the water meets the treeline and the Dubai sky.
Below, a 60 m² free-form garden pool, a children's pool and a sculpted water feature run the length of the plot. Above, the roof becomes a private retreat, a rare signature in the world's most coveted garden community.

Al Barari, Arabic for "the wilderness", is Dubai's greenest and most private residential community, in Nad Al Sheba. More than half of its 15+ million square feet is living landscape: themed botanical gardens, freshwater lakes and streams, and over 500 plant species from twenty countries.
Just ~217 villas sit within it, each cocooned in greenery, with farm-to-table dining, a wellness club, and cycling and jogging trails, minutes from Downtown Dubai yet a world apart. Nest A22 stands in Wadi Al Safa, among the gardens.

These are photographs from site, not renderings. Nest A22 is a full renovation in The Nest, Al Barari, being built right now and on schedule for a first-quarter 2027 delivery.
The project was secured and Al Barari granted the building permits, an important milestone in a community as demanding as this one.
The authority approved the modifications to the structure, clearing the works to cast the concrete for the foundations, beams and slabs.
The free-form pool is being set out, and the long-lead elements are ordered with deposits paid: glazing, air-conditioning, marble, dressings and kitchen.
Mechanical, electrical and plumbing, followed by the technical lots, start once the structure is consolidated.
Interior and exterior finishes bring the villa to its final specification, including the rooftop pool unique to Al Barari.

The Nest, Al Barari · Investment thesis
The Nest is Al Barari’s most exclusive enclave: a limited release of just 55 architecturally distinctive villas, set deep within botanical gardens and waterways. Dubai’s villa market is structurally undersupplied, with villas making up under 16% of housing stock and barely 11% of active listings, and that scarcity has driven sustained, multi-year price growth. Over the last three years, villas in The Nest have transacted between AED 5,200 and AED 7,300 per square foot.
Nest A22 is a rare, larger-than-average asset, fully renovated to a specification well above the community’s typical stock. Driven Properties and Forbes Global Properties assess an entry of roughly AED 5,800 to 6,000 per square foot, a clear discount to recent sales of smaller, less-specified homes, with meaningful upside as pricing reverts toward the community’s high-water marks. As a direct benchmark, the neighbouring Villa A09, a standard refurbishment, sold in Q4 2025 for AED 55 million, or AED 7,369 per square foot.
