August 2026: Validated, Poured, and Moving Fast
The municipality has signed off the structure, the concrete is poured, the pool is being set out, and the fit-out is ordered. Here is where Nest A22 stands this month.
This is the update we have been waiting to give: the villa has cleared its most important checkpoint, and it is now moving quickly on every front. Here is exactly where Nest A22 stands in August 2026.
Why the last months were deliberate
Nest A22 is a full transformation of an existing villa: reinforced and extended to carry a rooftop pool the original house was never built to hold. Before any concrete could be cast for the foundations, beams and slabs, the Dubai Development Authority had to inspect and approve those modifications to the structure. We deliberately slowed the works to clear that step properly.
That approval has now been granted: the permit for the structural modifications is signed off, and we can move forward. With it in hand we were cleared to pour the concrete, which is what you can see in this month’s photographs. The structure is reinforced and validated, and the project is now advancing on several fronts at once, as set out below.
Where we are
The pool has begun
With the structure validated, the signature element of Nest A22 is now taking shape on the ground: the free-form garden pool is being set out, alongside the reinforcement that lets the villa carry its rooftop pool, the only one of its kind in Al Barari.
Approved on paper, poured in concrete, and already taking the shape of the finished home.
The fit-out is already ordered
We have not waited for the structure to finish before securing what goes inside it. The long-lead elements have been ordered and deposits paid: the glazing and bay windows, the air-conditioning, the marble, the dressing rooms and the kitchen. In practice, everything except the landscaping and planting has now been launched. Ordering early protects the timeline and locks in the specification the villa was designed around.
What happens next
From here the sequence runs on: the mechanical, electrical and plumbing works, then the finishes and the ordered elements installed, then the pools, garden below and rooftop above, and the landscaping last. Our estimate for delivery remains the first quarter of 2027.
